Property Manager

The Property Manager is accountable for all community operations. Property Managers effectively manage and coordinate persons, activities, and available resources in order to accomplish community objectives as set forth by the management company. Objectives include maximizing occupancy levels, community values and improving NOI.

Assistant Property Manager

The Assistant Property Manager is responsible for effectively keeping financial records complete such as collecting and posting rent while assisting with the leasing, marketing and resident relations for the community. The Assistant will also directly support the Property Manager and fill in for the manager when he or she is absent.

Leasing Agent

The Leasing Agent is the first point of contact for all prospective residents. Leasing Agents are responsible for the marketing and leasing of all vacant units. The Leasing Agent contributes to maintaining positive resident relations by assisting with all resident requests and inquiries.

Maintenance Supervisor

Maintenance Supervisors oversee and coordinate the maintenance staff and conduct operations needed to repair electrical, plumbing, ventilation and other building systems. Maintenance Supervisors perform preventative maintenance throughout the property to ensure a safe and harmonious working environment.

Assistant Maintenance

The Assistant Maintenance may or may not be HVAC certified, but will assist the Lead Maintenance technician with completing work orders and taking call. Maintenance will be responsible for diagnosing problems and making repairs in areas such as, but not limited to: HVAC, electrical, plumbing, painting, carpentry, drywall repair, general cleaning, appliance maintenance and exterior structure maintenance.

Make Ready

Make ready technicians inspects vacated apartments and complete checklists. Performs needed services and repairs to restore apartments to “market ready” status so new tenants can move in. These duties include replacing min-blinds, ceiling fans, windows, doors, etc. Replacing appliances, repairing sheet rock or tile damage and assists with painting duties. Performs exterior repairs to sinks, faucets and bathtubs.

Porter

Porters or groundskeepers keep housing area, management office, landscaping clean by inspecting the property each morning and picking up any trash littering the grounds, power wash breezeways and trash out vacant units. Knowledge of swimming pool maintenance is highly desirable. The porter will check PH levels of pool water, clean pool and pool area–hose down and straighten chairs.

House Keeper

The housekeeper is responsible for keeping the overall condition of the property clean. Paying special attention to the common areas of the building interior such as the office, clubhouse and kitchen. The housekeeper completes all duties regarding make-ready/vacant units including cleaning of the appliances, windows, floors, bathroom, cabinets, light fixtures, baseboards, ceiling fans and patio/balcony.

Concierge

A resident concierge understands the value of excellent customer service and can provide resort-level service to all guests and residents. As the first point of contact for all visitors, the concierge must maintain a professional appearance and attitude at all times. The concierge works with the management staff to ensure prompt responses to resident inquiries and to notify the appropriate party immediately of resident concerns.
